The Meeting was called to order @ 7:00P.M. by Chairman Corey.
The Payroll report was signed by all attending members.
The Oct. 3, 2000 meeting minutes were approved, motion by Don, seconded by Jim V.
Plans received for review:
Bruce Burke, 2243 Cartwright Lots 66,67-K, a 4in. lodge pole fence, 3-rail, 4-ft. high, nat. finish- entire lots perimeter. approved Unam. Paid $10.00 Cash.
Michael Brown, 2341 Enterprise, Lots 48,49-G, 2-rail split rail fence, stained brown, front of two lots less driveways; less than 120 ft. Ig. 4-ft. high, approved Unam. No fee.
Michael Salmonson, 22071 Clemons, Lots 18A-P, 2-metal driveway gates painted gray to match house. approved unam. no fee.
Randall Fruzza, 2320 Enterprise, Lot 68-1, 2-rail split rail fence, up to 6-ft. high, rear of lot & sides to house. Approved unam. no fee.
On Oct. 2, after Agenda had been sent out, Joe Alt said he was unable to attend Oct 3, meeting. Living area had been increased to 1524 sq. ft., He saw Don & Jim V. getting their approval, the plans were left at Corey house for review as to size. Lot 115A-M 1880 Empire. Actual footprint has been verified. Approved Unam. Had Paid $75.00 previously.
f. Prior to meeting Barn color approved to be same color as house. Eric Loyer, 2140 Cartwright 3A-L. App. Unam. no fee.
On Oct 21, prior to meeting; Dale Sanders 1725 Empire Lot 82-N, 10x12 ft. shed w/off-white vinyl siding to match future house. The shed meets the Storey County Zoning Ordinance as being set back 60-ft. from the property line. The property line is across street.
The updated fence, shed, corral, deck list was given to members
Norman Moore's $25.00 not received to date, bill sent.
Seven Notices of Violation sent out, the list has been reduced from seventeen.
A Complaint Procedure and Form for Complainant to sign has been prepared in order to eliminate verbal and unsigned complaints. All complaints from this date above must be on this form and signed by the complainant. Any verbal inquiry will be treated as just that and may not require full investigation, but only informational as to Association regulations. The verbal inquirer will be given the opportunity to sign a "complaint". APPROVED UNANIMOUSLY
On Oct.29, Munroe plot plan was received as requested. Lot 38-J. 2250 Sutro, Notices sent since Feb 1998.
Oct.27, a Notice of Violation was sent to M. Kauffman Lot210-M 1950 Silverado. A sleeping shed has been there for quite some time by a previous owner.
Two of the four inoperable vehicles at 2451 Grissley have been removed. The remaining two to go soon.
There was prelim, discussion on developing a "Non-Conforming Use" category similar to the Storey County Zoning Ordinance. Several uses requiring approval may be existant after many years being in place. These non-compliances have gone thru more than one new owner. The Committee felt these new occupants should not in most cases be held responsible for review for the old installations. This use category could apply to properties with fences, sheds, etc. installed beyond say three to five years from current date. To be further study at next meeting for presentation to Board for further input. A list of these "non-conforming use" properties would be compiled for record. Many may have had verbal approvals and or lost, or misfiled.
