Meeting Minutes for †††††††02/07/2006†††††† †at the V.C. Highlands Fire Station

 

1.      Members present: Stephen Musser, Bill Lewis, Rita Lumos & Sherry McCready
Members absent: Wally Corey

2.††††† Stephen Musser called the meeting to order at† 7:35 pm.

 

3.††††† Stephen Musser made a motion to approve the 12/06/2005 and 01/03/2006 (unofficial due to no quorum) minutes which was seconded by Bill Lewis.

 

4. Eileen Craig has resigned her position, as of today - we wish her well.

 

NEW BUSINESS:

 

1. New Fee Structure Implemented -

 

1. The Board, as of itís January 10th 2006 meeting, voted to immediately change the Architectural Fee Structure as follows:

†††††††††††††† Fee A was changed from $.60/s.f. to a flat fee of $100.00

†††††††††††††† Fee B was changed from $.30/s.f. was changed to a flat fee of $75.00

†††††††††††††† Fee C and D are to remain unchanged

 

2. New Impact Fee Discussed -

 

1. The Board, as of itís January 10th 2006 meeting, voted to have an Impact Fee imposed on all new homes/buildings/structures. The Board, at the time of this meeting, has not established how much the Impact Fee will be. The Board has instructed the Architectural Committee to have each person(s)/company who is applying for a new home/building/structure approval sign a form that advises them that the Board will, in the future, ask that person(s)/company to submit the Impact Fee once the amount for the Impact Fee is established.

 

 

3. New plans reviewed -

 

Gary Melancon - New 3-rail, natural (no stain) colored fence to be located at Block O, Lots 48, 49 & 50, also known as 1685 Lousetown Road. Fence will be made of pressure treated wood and will have no-climb horse fencing in between the rails. No fee for this review is required. Plans approved as submitted.

 

James & Staci Sipaila - New home to be located at Block S, Lot 1, also known as 1367 Calaveras. Residence will be a 2640 s.f conventional 2 story with a 3 car attached garage. The roofing material is gray composition shingle. Siding will consist of hardy board painted in Burnt Almond (medium brown) and trimmed in Sweet Georgia Brown (darker brown). This home will also have a total of four decks. Stephen Musser reviewed the site for defensible space on 2/09/06 and gave the plans final approval at that time. The Board determined at itís special meeting on December 27th, 2005 that this set of plans only be charged a flat fee of $100.00. Plans are approved. Collected $100.00, check # 2011.

Lenny Wenrick - New home to be located at Block U, Lot 5, also known as 1380 Calaveras. This home will be 2986 s.f and be sided with 1x8 tongue & groove pine stained to be cedar in color. The roof will consist of† green composition shingles. Either Bill Lewis or Stephen Musser will review the site for defensible space before final approval is given. Plans are approved. Collected $130.00, check # 1360.

 

Brent & Marie Schweitzer - New residence to be located at Block G, Lot 92, also known as 21800 Sullivan Road. New home is a 2268 s.f., conventional style, 2 story home with an attached 2 car garage. The home will sided with redwood (that will have a clear coat finish on it) and stone accents. The roof will consist of brown composition shingles and the residence will have one deck and one porch. Bill Lewis will review site for defensible space on 2/11/2006 before final approval for these plans is given. Plans are approved. Collected $160.00, check # 2936.

 

Ben Alldredge - New home to be located at Block H, Lot 24, also known as 2569 Cartwright Road. Home was previously approved for Block H, Lot 25, but due to excavation issues the home is being built on this lot. The Board decided that no new fee should be assessed on this home nor the one being approved on the other mentioned lot (they are owned and being built by father & son). Home is country in appearance, 2028 s.f., has a brown composition shingle roof and will be sided in hardy board painted Canyon View (tan). Either Bill Lewis or Stephen Musser will review the site for defensible space before final approval is given. Plans are approved. No fee collected.

 

D & W Harrington - New residence to be built on Block H, Lot 25, also known as 2571 Cartwright Road. Home was previously approved for Block H, Lot 25, but due to excavation issues the home is being built on this lot. The Board decided that no new fee should be assessed on this home nor the one being approved on the other mentioned lot (they are owned and being built by father & son). Home is ranch in appearance, 2052 s.f., with a brown composition shingle roof, sided in hardy board† and painted Cedar Grove with Nature Trail trim. Either Bill Lewis or Stephen Musser will review the site for defensible space before final approval is given. Plans are approved. No fee collected.

 

Teresa Guerin - Addition to an existing home located at Block U, Lot 47, also known as 21320 Graves. Addition will be 1272 s.f., be covered in Canyon Brown stain, with green windows and a gray/green roof. Plans are approved. Collected $75.00, check # 1095.

 

Susie Loyer for John & Pam Maksimak - New residence to be located at Block M, Lot 93, also known as 1860 Harte Road. Home will be modified country/ranch in appearance, 3063 s.f., painted in Canyon View and Sierra Stone with a Cedarlite Ironwood roof. Either Bill Lewis or Stephen Musser will review the site for defensible space before final approval is given. Plans are approved. Collected $160.00, check # 5612.

 

John Hayes - New barn to be located at Block N, Lot 32 & 33, also known as 1860 Lousetown Road. New barn will be 2160 s.f., painted tan to match his existing home and have a green roof. Either Bill Lewis or Stephen Musser will review the site for defensible space before final approval is given. Plans are approved. Collected $75.00, check # 2005.

 

Robert Crow - Foundation permit only for proposed residence to be located at Block M, Lot 290, also known as 2001 Saddleback Road. Plans are approved. Collected $100.00, check # 1262.

 

 

4. Total Collected: $800.00 - For 6 new homes, 1 addition, 1 barn and one new fence.
