Changing the Dues

Votes	%	Description
7	6%	Increase the annual dues to $240 which is what the dues would have been if they had increased annually since 1972 to reflect changes in the "cost of living index". Thereafter automatically increase the dues each year to reflect increases in the "cost of living index".
72	64%	Set the dues annually in an amount to cover budgeted expenses. Since the budget must be approved by a vote of the property owners at the Annual Meeting, this means the annual dues are controlled by the property owners. If for some reason, the budget is not approved, then the dues would revert back to the amount of the prior years dues.
17	15%	Set the dues at a fixed amount (such as $150) with some method for annual increases such as a cost of living adjustment. The problem with this approach is the Association's expenses will not necessarily change at rate commensurate with changes in the cost of living index (or any other index).

Documents Committee Formed
The Board has appointed a committee to review the Association's Governing Documents and recommend changes to the Board. The committee will review the By-laws, Declaration of Restrictions (CC&R's), and the Architectural Guidelines. The committee members are Debra Gravenstein, Keith Judson, Bob Moore, and Rita Lumos (ex-officio member).

The purpose of the committee is to update and amend the documents to incorporate changes in Nevada law, eliminate inconsistencies between the documents, and streamline procedures for running the Association. One of the topics to be reviewed in detail is the dues structure. This is especially important in view of the deteriorating financial condition of the Association.

The committee estimates the process will take several months and the proposed changes will be voted upon by the membership at the 2007 annual meeting. Property owners will be voting on various amendments separately and not an "all or nothing" basis.
